How North York Scores
What North York Actually Feels Like
North York is a vast inner suburb covering a large swath of Toronto north of Lawrence Avenue. For practical purposes, the most desirable and cohesive part of North York is the Willowdale neighbourhood (centered around Sheppard-Yonge) and the North York Centre (Mel Lastman Square, the civic district). Yonge Street serves as the spine — subway access at Sheppard-Yonge, York Mills, Eglinton, Lawrence, and Wilson stations makes much of North York genuinely transit-connected. The west side of North York (near York Mills, Hogg's Hollow, Bayview) is among Toronto's most prestigious residential areas. The Yonge corridor condo towers provide more affordable entry points. North York's diversity is significant — large Korean-Canadian community in the Yonge/Finch area, large Jewish community near Bathurst, and a growing Mandarin-speaking population.
Schools in North York
North York has some of Toronto's best public schools alongside average ones. Earl Haig Secondary School (near Sheppard/Yonge) is one of Ontario's top arts schools and highly sought-after. Willowdale community schools tend to rate above TDSB average. Research specific school catchments carefully — quality varies dramatically by street within North York.
Getting Around from North York
North York has excellent TTC subway access via the Yonge-University line — Sheppard-Yonge, York Mills, Eglinton, Lawrence, and Wilson stations provide multiple access points. The Sheppard subway (east-west) adds further connectivity at Sheppard Ave. Commute to Union/Financial District: 25–35 minutes by subway depending on specific address. Walking to subway stations is realistic for much of Willowdale. Car ownership is common but not required for most daily activities in the Yonge corridor.
What It Costs to Live in North York
North York's housing market is bifurcated. Willowdale (north Yonge, west of Don River) has some of Toronto's best detached homes: $1.5M–$3M for 4-bedroom homes on 50-foot lots. The Yonge condo corridor provides entry-level Toronto ownership: $600K–$850K for well-located 1BR condos. Between these extremes, semis and older detacheds range $1.0M–$1.5M. The enormous geographic area means prices vary tremendously by specific sub-neighbourhood.
Outdoor Life in North York
North York's urban plaza — outdoor events, ice rink, community gathering space. Not a traditional park but a significant public space.
Major North York ravine park — ski hill (North York Ski Centre), hiking trails, picnic areas, off-leash dog area. Significant outdoor asset.
Flood control reservoir park with trails along Black Creek — surprisingly large green space in an urban area.
Ravine section near York Mills — some of Toronto's most dramatic ravine landscapes accessible from residential streets.
North York's ravine system is Toronto-wide but particularly accessible from North York's residential streets, particularly near Hogg's Hollow and Don Valley.
Safety in North York
North York's safety varies significantly by sub-neighbourhood. Willowdale and the Yonge corridor are generally safe. Areas north of Finch and west of Dufferin have higher crime rates. The overall CSI for North York (as a Toronto district) is moderate. Research specific street-level crime for your target address.
Is North York Good for Families?
North York is a solid family choice for Toronto-committed buyers who can't afford Leaside or Forest Hill. TTC subway access for teenage independence, TDSB school options including Earl Haig, and the Willowdale community's family character make it workable. The trade-off vs GTA suburbs is price for school board quality — TDSB ranks lower than HDSB at higher home prices.
Families committed to living within Toronto proper who want subway access, Willowdale's established community character, and detached homes with reasonable lot sizes.
Those who prioritise school board quality — TDSB ranks below HDSB (Milton, Burlington) at higher prices. Those wanting greenspace-forward character should consider Leaside or Forest Hill.
